Among various minor successor states following the fall of the Toltecs were the Tepanecs of Azcapotzalco on the west side of Lake Texcoco and their traditional adversaries the Colhua of Colhuacan (modern Culhuacan) on the SE of Lake Texcoco.
The usual disclaimer: Dating Aztec history is always problematical largely due to ambiguities in the original sources and in the Aztec calendar. If you notice errors or have better information, please let me know.
The dates given below are from Walter Lehmann: Die Geschichte der Königsreiche von Colhuacan und Mexico (Stuttgart und Berlin, 1938) referenced on the Dictionnaire de la langue Nahuatl Classique website. The names in italics are where I simply can't make sense of the dates given.
